HOME SELLING PROCESS

Selling a home can feel overwhelming for many homeowners. Before diving in, it’s essential to find a realtor with experience and strong connections across various trades. This ensures that every dollar you spend is invested wisely, giving your home the care it needs to attract buyers and sell at the best price. 

STEP BY STEP PROCESS

The typical home selling timeline is about 45 to 90 days, but it can vary depending on your situation and the market.

Choose a Realtor® – 1–3 Days |  Prepare the Home – 1–3 Weeks |  List the Property & Receive Offers – 1–3 Weeks  |  Under Contract & Close – 30–45 Days 


Hire a Realtor®

  • Choose a trusted, experienced agent who knows your local market. 
  • They’ll guide pricing, prep, marketing, and negotiations from start to finish.
     

Set the Right Price

  • Your agent will prepare a Comparative Market Analysis (CMA) to price your home competitively.
  • Correct pricing is key to attracting serious buyers and maximizing value.
     

Prepare the Home for Market

  • Declutter, clean, and make minor repairs.
  • Consider staging, painting, or updates to increase appeal.
  • Professional photography and marketing materials are created.
     

List the Property

  • Your home goes live on the MLS, real estate websites, and across marketing channels 
  • Showings, open houses, and agent tours begin.
     

Receive & Review Offers

  • Your agent will present and explain each offer.
  • Evaluate not just price, but contingencies, closing date, financing, and buyer strength.
     

Negotiate & Accept an Offer

  • Counteroffers may be exchanged until an agreement is reached.
  • Once accepted, the property goes under contract.
     

Buyer’s Due Diligence

  • Buyer schedules a home inspection, and possibly an appraisal.
  • You may be asked to make repairs or negotiate concessions.
     

Title Work & Closing Prep

  • Title company ensures the property is clear of liens. 
  • Final documents are prepared for signing.
     

Final Walkthrough

  • Buyer confirms the home’s condition and that agreed-upon repairs are complete.
     

Closing Day

  • You sign documents, hand over the keys, and receive proceeds from the sale.
  • Congratulations—you’ve successfully sold your home!
